Victoria Island Dominates Lagos Hotel Pipeline

Victoria Island leads Lagos submarkets, while Lekki and Ikeja follow closely with seven projects each.

Ikoyi records five projects, the airport corridor adds three, and resort areas contribute one.

Lagos developers drive thirty-three hotel projects, delivering 4,721 rooms as of Q1 2026.

Researchers compiled data from fifty-three regional and international hotel chains through signed agreements.

Consequently, Lagos captures 51.6% of Nigeria’s 9,147 planned hotel rooms nationwide.

However, most projects remain early stage, as 64.8% stay in planning and 35.2% under construction.

Hotel operators favour Hotel Management Agreements, which dominate 74.3% of Lagos pipeline rooms.

Meanwhile, franchise agreements cover 25.7% of total pipeline developments across the state.

Nigeria’s developers pursue 61 hotels across eleven active international hotel chains.

Marriott leads the market with twenty-three projects, while Radisson follows with nine and Hilton with eight.

Additionally, Accor and Continent each manage six projects, while Wyndham oversees three hotels.

Ascott develops two projects, while Hyatt, IHG, Leva, and BWH each manage one.

Lagos hosts all eleven active hotel chains operating within Nigeria’s development pipeline.

In contrast, Abuja hosts four chains and keeps most projects in early planning stages.

Elsewhere, smaller cities host limited activity and typically support one or two projects each.

These cities include Asaba, Ibadan, Enugu, Kano, Benin City, Aba, and Bonny Island.

Lagos Strengthens National Hotel Leadership

Meanwhile, Africa’s hotel pipeline expands to 675 hotels and 123,846 rooms in 2026.

This growth reflects an 18.6% year-on-year increase across the continent’s hospitality sector.

Lagos ranks third in Africa for planned hotel rooms behind Cairo and Sharm El Sheikh.

Finally, about 60% of Lagos projects target openings between 2026 and 2027.
